In February of this year, the loss of an iconic brick-and-mortar sub shop opened the gates for what could be the greatest deal on DoorDash: a Cubana torta with a side, sauce and a cookie for $12 (before all the fee nonsense).
New York Sub in University Park goes way back to the 1970s. Amid rising costs — specifically rent — Andrew Kelley, who took over the shop in 2016, left the space in February and set up shop in a ghost kitchen. This allowed him to still deliver sandwiches while looking for a space that worked.
However, it came with challenges. Kelley told the Observer that after DoorDash takes its commission, he’s left with little to show for his work. He had to let his staff go while he and his wife keep the business afloat.
“As long as we’re giving away free stuff, we’re busy, but it just doesn’t make sense,” he says of his $12 meal.
Plus, he hasn’t gotten the catering jobs that always helped the bottom line.
“We’re making it work until we can get the brick and mortar going,” Kelley says, noting that a new sub chain, Snarf’s, opened just down the street from their original location and seems to have hurt business.

But now, New York Sub will live on. As reported by The Dallas Morning News, Kelley has signed a new lease on West Lovers Lane, near Love Field Airport, not far from the Bluffview and Devonshire neighborhoods.
The sub shop will resurface sometime in 2026 at 4705 W. Lovers Lane. Right now, there is a small, private preschool there, which will close at the end of April. This new lease costs much less than the previous spot in University Park, with three times the space.
New York Sub 2.0 will be right up the road from Inwood Village, near Neighborhood Services, José and a variety of other moderately upscale restaurants.
Look for a beer garden behind the new space, plus some arcade games as a throwback to the original location.
For now, New York Sub will still be available via DoorDash, but things could change soon as the school closes and the family starts renovating the new lease. Take advantage of that $12 deal one last time and get excited for a longtime Dallas sandwich stop to make its comeback. And, please, tip well.
