For Single-Family Rentals, This Dallas Suburb Is the Most Expensive in Texas

Maybe you get what you pay for, but in this North Texas city, you will likely pay a lot.

It might be smack dab in the middle of North Texas, but Grapevine sits at the top of the state when it comes to how much a rental home costs. 

According to a new report from Rentometer, an online real estate resources platform, the home of Grapefest is the most expensive city in Texas to rent a single-family home. Nationwide, it’s roughly in the middle, but here in Dallas-Fort Worth and beyond, it’s the priciest. 

Rentometer relied on data gathered from 1,500 U.S. cities and looked at the advertised cost of three-bedroom single-family rentals available in 2025. Each of the cities included had at least 25 new or updated three-bedroom single family rental listings per quarter last year. 

Although Grapevine isn’t quite as affluent as its neighbors Southlake and Colleyville, or high-priced hideaways such as Highland Park, it’s still easily considered a relatively well-to-do suburb thanks to an annual average household income of over $110,000 and home values above the national average. That status lines up with what Rentometer found in the most expensive cities in each state for this study.

“Across the country, the most expensive rental markets within each state are typically concentrated in affluent suburbs, coastal enclaves, major metro satellites, and prominent university towns,” the study notes. “Cities such as Santa Monica, CA ($7,500), Coral Gables, FL ($5,995), Cambridge, MA ($5,500), White Plains, NY ($4,900), and Princeton, NJ ($4,600) illustrate how local economic strength, limited housing supply, and proximity to major employment or academic centers continue to drive top-tier rents.”

Overall, Grapevine is ranked No. 23 among the rest of the cities that are also priciest in their state. Regardless, a monthly rate of $2,805 for a three-bedroom rental before expenses such as electricity, internet and groceries means families who can not afford to buy a house are shelling out a large chunk of their monthly income on rent in Grapevine. 

There are some trade-offs, of course, for that higher rate. Grapevine is convenient for people who fly in and out of Dallas Fort Worth International Airport a lot, or for folks who work there. People who commute to Arlington, Fort Worth or Dallas often find Grapevine a sensible landing spot for their family. 

To be fair to Grapevine, these studies can often be somewhat misleading. Three-bedroom single-family rentals are especially large when compared to the typical, smaller one-bedroom apartment most often rented. And as noted above, rent is inevitably going to be higher in places where the real estate is already more expensive, but the town itself is appealing thanks to high-rated schools, low crime rates and a prime location. 

Unlike many other states, the lowest priced city in Texas for three-bedroom, single family rentals, Copperas Cove in Central Texas, isn’t nearby, which also suggests that cities around Grapevine have prices that don’t dip too far below their neighbor. The most and least expensive cities in Alabama, North Carolina and Indiana according to this highly-specific survey are virtual next-door neighbors, representing a large disparity in a short distance, unlike Texas. 

“For both renters and property owners, outcomes are shaped less by statewide or even metro-wide averages and more by city-level fundamentals,” the Rentometer report said. “In many cases, crossing a municipal boundary can translate into differences of more than $1,000 per month in achievable rents.”
