Issues related to housing in Dallas have been among the hottest topics for years now. Property taxes, questions related to density and zoning, and what to do about short-term rentals in single-family neighborhoods have all grabbed headlines and substantial city council chatter. But housing affordability is arguably the biggest problem facing Dallas these days.

Nationally, home prices have been falling in some areas of the country, including in Dallas, if you can believe it, according to a Washington Post analysis of home value data from the mortgage technology division of Intercontinental Exchange.

From February 2024 to February 2025, prices for single-family homes have grown by more than 2.7% nationally. In Dallas, however, price changes have varied. Prices have continued to jump in Lakewood and Preston Hollow; in Bishop Arts and North Dallas ZIP codes, along with some others, home prices have dropped over the past year.

Here are the Dallas ZIP Codes where home prices have seen the biggest drops and jumps over the last year.

Dallas ZIP Codes With the Biggest Drops

1. 75217 (Southeast Dallas)

Average Home Value: $209,000
Change: 4.1% decrease

According to Zillow, 161 homes are for sale in this neighborhood off of Interstate 20 and U.S. Highway 175, including many with significant price cuts.

2. 75254 (Far North Dallas)

Average Home Value: $438,000
Change: 3.7% decrease

With a high average home value, this ZIP code just north of the Galleria shows 53 current listings on Zillow, including several homes sporting price tags of $2 million and more.

3. 75227 (Buckner Terrace)

Average Home Value: $246,000
Change: 3% decrease

Sitting east of Fair Park, this neighborhood currently has 113 homes listed on Zillow, with asking prices ranging from $100,000 to $400,000-plus.

4. 75208 (Winnetka Heights, Kessler, Bishop Arts)

Average Home Value: $552,000
Change: 2.7% decrease

This historically significant neighborhood has some of the city’s most unique homes, many of which are for sale, with 69 listings currently showing on Zillow. Few, if any, areas in Dallas blend the old with the new in such a sophisticated, aesthetically pleasing way as this ZIP code does.

5. 75228 (East Dallas, Casa View)

Average Home Value: $320,000
Change: 2.3% decrease

Situated near where Interstate 635 and Interstate 30 connect, many of the 169 homes listed for sale on Zillow in this ZIP code offer steep price cuts. On top of that, people living here are not too far from White Rock Lake.

Change: 4.1% increase

Change: 2.1% increase

4. 75220 (Northwest Dallas)

Average Home Value: $711,000
Change: 1.4% increase

5. 75218 (Casa Linda)

Average Home Value: $581,000
Change: 0.9% increase
