Despite it being on I-635, we're still excited.

Everyone take off early today. And the rest of the week. Texas' grocery store darling, H-E-B, has finally announced its first store in Dallas proper.

The site is a 10-acre property at the southeast corner of Hillcrest Road and LBJ Freeway, smack between the Dallas North Tollway and Central Expressway. Currently, there's a two-story office building there, with a for sale sign on the corner.

I know ... Interstate 635, right? Ooof. Just imagine that traffic quagmire. So worth it, though. Brisket queso and warm tortillas & 635 hoopla.

Mabrie Jackson, the public affairs managing director for H-E-B and Central Market, said purchasing the property was the first step in a long process, and more details will be shared along the way. "We hope to share more details with our neighbors soon," Mabrie emphasized in a statement.

The store is expected to open in late 2026. Plan accordingly. Purchase property, buy a bike with a basket. Whatever you need to do.

Despite being a Texas-based grocery store for more than 100 years, H-E-B only entered the Dallas area in 2022 but has quickly expanded since. Five stores are now open north of Dallas, one far south in Waxahachie (it's been there a while). An Irving store (at Interstate 635 and Olympus) is expected to open late next year. Melissa, Prosper, Murphy, Rockwall and the Euless-Bedford area are also all in the works.

There's also a lower-price point sister concept, Joe V's (which we love), along Wheatland Road in South Dallas and another will open this March on Buckner Boulevard in East Dallas.

It's a proper takeover. We're here for it.
